What's involved with this role: Interim Policy & Decant Voids Manager – Housing Services Reference no: Greenwich RQ1216803 Pay rate: £26.89 per hour PAYE Hours per week: 35 Monday to Friday, normal working hours This opening assignment is for 6 months City: THAMESMEAD, London Pay rate negeotiable A Policy & Decant Voids Manager is required to undertake all duties required in processing all long term voids, policy voids and fire damaged properties and to undertake Line Management of specified members of the Voids Team (6 Officers). To specify works to be undertaken in properties assigned and be responsible for procurement (allocating work to in-house and contractors), Finance and budgeting, cost control and quality of work. Key responsibilities: Manage contractors, in-house labour, consultants and suppliers to facilitate high levels of service delivery (approx. 40-60). Manage customer satisfaction to high standards. Accountable to the Voids Manager for the timely provision of design, procurement and contract management of all properties allocated Ensure compliance with Council processes and procedures and ensure full compliance with standing orders, statutory and other regulatory requirements. Provide advice and guidance and ensuring dissemination of best practice in relation to all aspects of the service and implementation. Liaise with colleagues, other Housing and Council departments to ensure effective procurement, design and delivery of the works. Set appropriate and challenging targets and comprehensively monitor the performance of staff under your management within the Voids Team taking corrective action as necessary. Accountable for, and to control, Long Term Void expenditure including authorising payments with the support of the Voids Manager Ensure statutory approvals are in place for required works, including planning submissions and facilitating discussions with the borough’s Planning and Building Control department. Ensure the appropriate quality standards and outcomes with respect to works and design are achieved on each project. Ensure effective monitoring and cost control of all aspects of the design and delivery programme and ensure that overall viability of the programme and projects are maintained in line with Council’s financial procedures. Experience of scheduling major works using the NHF SORs, tendering for works under public procurement rules, and progressing projects to completion. Minimum of 12 months recent experience in a similar role or context and ideally within a public sector organisation. Knowledge: A comprehensive knowledge and understanding of fire-damage/structural project management in voids. Skills & Abilities: Ability to advise, coach and mentor managers and staff delivering frontline services. Ability to work well under pressure and manage own time.
