Dove and Hawk are working in partnership with an Estate Management firm who specialise with management of high-end buildings across Central London. They are looking for a Senior Block Manager to join their team! This role would suit someone who has prior experience dealing with high net worth Tenants and Clients within the Central London market.Duties/Requirements of the Role Oversee and manage large, complex property developments. Foster strong client relationships and maintain regular communication. Effectively manage multiple tasks and adapt to changing workloads with a proactive and flexible approach. Stay informed on the latest Government regulations and guidelines, as well as industry standards. Review and negotiate service contracts, establish service levels, identify preventive maintenance needs, and approve expenditures within established guidelines (ensuring compliance with Section 20 thresholds for works and long-term agreements). Conduct property inspections and prepare detailed reports. Perform routine risk assessments on all properties within your portfolio. Review and act on Health and Safety reports (including fire risk assessments, water hygiene, asbestos, and lift engineering) and coordinate necessary corrective actions in collaboration with the client. Collaborate with Health and Safety consultants and contractors when required. Attend client meetings and Annual General Meetings (AGMs). Prepare and manage Service Charge budgets. Requirements of the role: At least 3 years' prior experience working as a Block Manager. IRPM/TPI Qualification would be an advantage. Experience working with high net worth clientele. Applicants must be well presented, well spoken with excellent communication skills. A positive approach to work. No driving licence needed as all Blocks are within the Central London area.
