3 months contract with local authorityWe are seeking a Maintenance Surveyor Supervisor to provide first-line management for a team of technical, permanent and fixed-term Maintenance Surveyors. The role involves delivering a full range of professional surveying services to maintain properties, meet statutory and industry best practice, and provide expert technical advice. The ideal candidate will also offer support and guidance to more junior staff on building related matters and enquiries, often of a complex or multifaceted nature. Additionally, the Maintenance Surveyor Supervisor will act as an expert witness in cases of disrepair litigation and contribute to continuous improvements to help residents, delivering an effortless service.Responsibilities:Performance manage and supervise/support a team of Maintenance SurveyorsUndertake diagnostic tests and coach, enforce or follow procedures and specify appropriate remedial works or give advice as requiredProvide expert technical support and advice to the team and other stakeholdersEnsure preparation of detailed specifications, feasibility studies, and contract documentation, to include drawingsDraft programmes and cost profiles of repairs and minor worksStakeholder consultation, attending site meetings, supervision of works, liaison with repairs contractors, issue and agreement of instructions and variationsObtain all relevant building consentsOversee delivery of cyclical maintenance workPrompt turnaround of repairs to void propertiesPre and post inspections, processing variations and post inspectionsEnsure relevant IT systems and databases are accurately and timeously updatedProvide advice on disabled adaptationsPrepare documentation for Party Wall Awards and undertake associated negotiationEstablish the validity of contractual claims and disputes and undertake negotiation and settlement as appropriateConduct surveys with a variety of access and measuring equipmentUndertake the full range of technical and inspection duties in relation to repairs and minor improvements to occupied and void homes, external and communal areas, and playgroundsProvide guidance and informal support to Maintenance Surveyors in discharging the full range of duties and activities in their job descriptionProvide cover for Disrepair Surveyors in discharging the full range of duties outlined in their job descriptionEffectively communicate verbally and in writing in a range of scenariosMonitor, appraise, and report regularly on contractor performance and recommend remedial action where necessaryEstablish and maintain various internal and external contactsRegularly meet and negotiate with Surveyors, Lawyers, and other professionals instructed by tenantsUndertake all duties in respect of processing repairs including the preparation of all necessary documentationAttend emergencies
