Are you a skilled Maintenance Technician with a keen eye for detail and a passion for delivering exceptional standards? A premium residential Build to Rent (BTR) development in North West London is seeking a dedicated Maintenance Technician (Voids & Turnarounds) to ensure every home is perfectly prepared for new residents.About the RoleIn this specialist role, you will take full ownership of preparing vacated apartments for new residents. From completing repairs and snagging to carrying out safety checks and final presentation, you will ensure every apartment is move-in ready, on time, and in outstanding condition. During quieter void periods, you will also support the wider maintenance team by assisting with reactive tasks, ensuring residents receive swift, high-quality service across the development. You’ll work closely with the General Manager to support a high-performing maintenance operation while upholding the premium standards of the building. Job Title: Maintenance Technician (Voids & Turnarounds)Salary: up to £32,000 per annum + Bonus Key ResponsibilitiesVoids & Turnaround Management Fully manage the turnaround process for vacated apartments, delivering them to a move-in-ready standard.Complete repairs, snagging, painting, minor carpentry, basic plumbing, and other tasks needed to prepare units for new residents.Carry out pre-move-out inspections to plan required works in advance.Conduct detailed void inspections with accurate documentation and record-keeping.Ensure all apartments meet strict safety, functionality, and presentation standards before handover.Coordinate with housekeeping teams and external contractors where required. Maintenance & Presentation Conduct regular inspections of vacant units and common areas to uphold high aesthetic and operational standards.Support preventative maintenance activities across the building.Maintain clear records of turnaround works, materials, and apartment condition.Ensure all work aligns with building and brand standards to support a premium resident experience. Planned & Reactive Maintenance Assist with resident service requests during quieter void periods or whenever additional support is needed.Complete reactive repairs quickly and professionally, maintaining excellent resident interactions.Manage maintenance tasks through the CRM system, ensuring accurate updates and completion notes. Health & Safety Compliance Follow all Health & Safety and Fire Safety procedures on site.Carry out safety checks in void apartments, including smoke alarms, CO detectors, and emergency lighting.Ensure all turnaround activities comply with relevant regulations and internal policies.Identify and report any hazards or compliance issues promptly. About You Experience in a Maintenance role in residential property, hospitality, or private rental sectors preferred.Skilled in decorating and painting, with additional experience in general building repairs, plumbing, and carpentry.Strong understanding of Health & Safety requirements.Highly organised, with the ability to manage multiple deadlines and priorities.Strong communication and IT skills, including CRM system experience.Proactive, reliable, and able to work both independently and as part of a wider team.
